The second phase of external decorations and repairs is now planned to take place in Q2/Q3 2025 once the sinking fund has been replenished to a sufficient level. This work will be much more extensive and expensive than phase 1 as it will involve the erection of scaffolding to enable the replacement of soffits as well as external painting.

Following an application made on our behalf by Main Garden Care to Westminster City Council (WCC) in October 2023, permission was received on 17th January 2024 from WCC to prune various trees around the property to enable scaffolding to be erected (WCC Ref.: 23/07088/TCA). This work has now been completed.

Chartes Surveyors Limited have been instructed.

The work falls under Section 20 of the Landlord & Tenant Act 1985 requiring a three stage consultation procedure to be followed:

  • Stage 1 “Notice of Intention to Carry Out Works” is due to be issued by the end of October 2023
  • Stage 2 “Statement of Estimates” - will be issued after tenders have been received.
  • Stage 3 “Notice of Reasons” - may or may not be required.

It is anticipated that tenders for various parts of the works will be issued in early 2025.
